WHAT COULD THE BRMC SITE LOOK LIKE IF DEVELOPED BY-RIGHT as an office park?

The site where Broadlands Regional Medical Center will be built is currently zoned to allow for by-right development of an office park. Under Virginia law governing by-right development, no permission is required from the county board of supervisors and the developer is not obligated to offer any concessions or improvements such as widening nearby roads to handle additional traffic or providing more substantial buffers.

Below is a drawing showing one possible by-right office park scenario where 6 three story office buildings and 2 single story buildings can be built with almost no buffer. Almost the entire property would be covered with buildings or parking areas which would be lit 24 hours a day. Compare this to the BRMC site plan at the bottom of the page and you can clearly see that the BRMC buildings would be much further back from the street and there would be large buffers of trees between the hospital and Broadlands Blvd. HCA representatives have met with Broadlands residents to address concerns and made adjustments to accommodate them including adding an ambulance entrance on Belmont Ridge Rd. and removing an emergency helicopter landing pad. The BRMC project represents one of the best possible scenarios for development of this commercial property and enhances the value of nearby property by providing high quality healthcare.
